How are payments and returns handled?
We send you a clear monthly statement showing revenue, management fees and any agreed expenses. Owner payouts are made after each statement, using your preferred payment method where possible.
Who takes care of maintenance and repairs?
We coordinate routine maintenance and minor repairs through trusted partners. For anything beyond an agreed cost threshold, we seek your approval first unless it’s an emergency that affects guest safety or building rules.
How long does onboarding and setup usually take?
Once agreements are signed and required approvals are in place, we typically move from keys in hand to live listing within a few days – depending on photography and any preparation needed in the property.
What about legal requirements and permits in Dubai?
Dubai has specific regulations for holiday homes and short-term rentals. We guide you on the relevant requirements and work within the rules, so your property is marketed and managed correctly.
Are there any hidden fees?
No. Our management fee and what it includes are explained upfront. Any additional costs (for example deep cleaning or specific maintenance) are agreed clearly with you in advance.
Can I still use my property for personal stays?
Yes. You can block dates in advance for your own use. We simply update availability on booking platforms so there is no double booking.
What if I’m based overseas?
Many of our owners are outside the UAE. We manage communication, operations and reporting remotely, and keep you updated with clear statements and performance summaries.
Can I exit if I decide to stop short-term rentals?
Yes. We include a clear notice period in the agreement. You stay in control of the long-term direction of your property.

Cleaning fees are usually charged to guests and passed through to cleaning providers. We keep fee structures clear for both sides.
